The Spires Development

The original Ruddles Brewery was closed in 1995 and sold, eventually being purchased by Greene King. They kept the name and the site was eventually purchased by MacAlpine Homes for development. The first homes were sold in 2001 and soon after, MacAlpine Homes were taken over by Wimpey Homes, who completed the rest of the development.

The development comprises 53 dwellings - 3 in Burley Road and 50 in what is now called Ruddle Way. Of these 50 dwellings, 12 are the 'Affordable Homes' and have conditions placed on their resale price.

The Planning Permission prohibited development on 2 areas of the site. These are referred to as the 'Open Space' behind properties 1 to 7 and the 'Wildlife Corridor' behind numbers 35 to 47 with the entrance between numbers 35 and 37. In order to manage these 2 plots, Wimpey Homes set up a Management Company, passed ownership of the 2 parcels of land to the Management Company, and covenanted all the dwellings to this company - the SPIRES (Langham) Management Company Limited. Initially, the Company was run by CPM Asset Management Limited for Wimpey Homes. SPIRES was taken over by the dwelling owners late 2006 and the new resident directors decided to self manage the site. Currently the annual charge is £96.00 (and has been this amount for a number of years), as opposed to the charge of around £200.00 announced by CPM for 2007! The reserve fund target of £10000 has now been reached and due to further cost efficiencies the fee will be reduced to £65.00 from Jan 2022.
